Since 1976, the NRVHBA has been serving the building community of the New River Valley and beyond, advocating for the construction industry, supporting and educating our members, and giving back to our community. This magazine is designed as a resource for consumers like you, offering valuable industry insights, showcasing outstanding projects in the region, and connecting you with our association members. Within these pages, you’ll discover insider perspectives on the home building and remodeling industry, including current trends and expert advice.

why good design matters
Way back when, in the year 2011, I, like many others, started a blog. At the time, it was the hottest form of media, utilized by everyone from mainstream news sources to recipe creators, and technical websites to do-it-yourself home improvers. My little corner of the blogging universe was titled “My House Analysis”, aptly named for the kind Design shapes how we live. More than a decade ago, Cassidy Jones with Slate Creek Builders started “Her House Analysis” to explore floor plans, home elevations, and design choices—often focusing on what wasn’t working. But over time, she realized the real challenge lies in defining what makes a home truly great. Frank Lloyd Wright believed comfort, utility, and beauty should work in harmony, a philosophy that continues to guide her approach. Thoughtful design isn’t just about aesthetics—it enhances daily life. When we get it right, we don’t just live in our homes; we thrive in them.
of content I created: floor plan critiques, home elevation commentaries, and design choice assessments. My inspiration came from everywhere: real estate listings, homes I’ve lived in, or visited, neighborhood drive-bys, the internet in general, and good ol’ HGTV. At the heart of my two cents then was the same thing that still inspires my work today-a desire to find or create good design in the residential environment. Oftentimes, however, I found that my blog posts veered mostly off course- pointing out poor design choices instead of celebrating good ones! It was much easier to critique the poorly laid out kitchen with a bad traffic flow or the imbalanced exterior elevation with bad curb appeal than it was to talk about what actually makes good design, well, good. But still, this quest for good design has its claws in me- and I still feel compelled to the cause. Now, however, my hunts tend to be via social media and Pinterest, but I find that what I’m saving and tagging for later are design concepts that I deem good. Frank Lloyd Wright, the renowned architect and designer (whose work I’ve admired for my entire life), is often referenced for his insistence that the design of a home means the design of everything, all considered together, all the time. This certainly meant the livability of the floor plan must be considered, but his broad vision of good design also included how the home suited the environment and the surroundings, the materials used being native to the region, and every furnishing or fixture was chosen (or built!) with intention. Wright’s homes most often included full furniture designs, so that he could plan exactly what item suited which room, at what scale, from what materials, and for what purpose. It was from this comprehensive view of design that Wright asserted that -

That, right there, feels like the anchor for this notion of good design that has inspired me throughout my life and career. The idea, simply, that what we create needs to check all three boxes of comfort (livability, ambience), utility (form and function, both), and beauty (pleasing). It is up to each of us to know what elements of the residential environment we require to assert that all three characteristics are met- as certainly our personal preferences impact our own judgments. But, I think it’s the work and skill of a great designer to recognize good design that is suited to others, even when it may not be suited to the designer themself. This, now, is the kind of “house analysis” work that’s worth doing- resulting in more really good, thoughtful, creative, and unique, BUT comfortable, utilitarian and beautiful homes in our communities. Our environments shape us-they become the backdrop to our lived experiences, our family moments, our celebrations, our memories, and so much more. So, designers, if we’re being hired to shape the environment for our clients, we need to take seriously the task at hand- creating really good design. And homeowners, we can only be successful if the final product reflects you and how you want to live- so your charge is to help us get it right, with feedback, with inspiration, and with honesty. When it comes to home building and remodeling, clear communication and understanding between builders and homeowners is critical. Both parties bring unique perspectives, goals, and expertise to the table, but misconceptions and misaligned expectations can sometimes lead to challenges. To bridge this gap, we’ve gathered insights directly from builders—covering their experiences, advice, and hopes for improved homeowner understanding. The Impact of Choices on Costs Many homeowners are unaware of the significant role their choices play in the final cost of a project. One builder explained it this way:
“Think of it like buying a car. You can get a base model Ford F-150 for $40,000 or a fully loaded one for $90,000. Construction projects are the same—your selections dramatically impact the total price.”

This isn’t just about high-end finishes or upgrades; even small choices like tile type, light fixtures, or cabinetry styles can snowball into larger-than-expected costs. Understanding this from the start can help set realistic expectations for both homeowners and builders. Early education about material and design options can ensure smoother conversations about budgets. Make sure to do some research on material costs and be upfront about your budget from the start. Ask your builder to walk you through how your selections could affect the overall price. Misconceptions About Timelines and Costs
The influence of home improvement TV shows is a double-edged sword. While these programs inspire homeowners, they also create unrealistic expectations about costs and timelines. The development phase is crucial for creating accurate estimates, yet it is sometimes overlooked. Understand that a detailed planning phase is not just helpful but essential for setting realistic budgets and timelines. Avoid comparing your project to TV shows - they’re edited for entertainment, not real-life accuracy.

The Art of Balancing Vision and Budget Helping homeowners realize their dreams while staying within budget is both an art and a science. Builders often work collaboratively with clients to prioritize what’s most important, ensuring compromises don’t detract from the overall vision. “Y our budget must cover your project, ” continues Lawrence. “ Most jobs involve a ‘meet in the middle’ scenario, where clients spend a little more than planned but still stay within reason.” It’s important to be clear about your non-negotiables but remain open to alternative suggestions from your builder that align with your budget.

sustainable living take the First steps The quickest and easiest ways to increase comfort and save money at home is to improve your home’s energy profile. Did you know that the typical American family spends nearly $2,000 each year on home energy bills? Around half of the energy used in homes is for heating and cooling, but up to a third of that energy is wasted through things like inefficient appliances and air leaks. When it comes to creating a comfortable and affordable living space, prioritizing energy efficiency can make a huge difference. Not only does making your home more energy-efficient save you money, it also helps reduce your carbon footprint, benefiting both your wallet and the planet. Whether you’re a homeowner looking to make eco-friendly changes, or a builder interested in incorporating sustainable practices, there are plenty of ways to go green. Let’s dive a little deeper into some of the most effective things you can do to make your home greener and more cost-efficient. Home Energy Audits
Perhaps you’ve lived in your home for years, or maybe you just moved in, but either way, getting an energy audit for your home can save you money and energy, along with making your home healthier and more comfortable. The audit looks at things in your home such as insulation value, HVAC system efficiency, gaps and cracks that are leaking air, as well as moisture and humidity levels. They typically use methods such as a blower door test, which determines how much air is entering or escaping your home by fitting a powerful fan to an existing door and using a digital gauge to determine the difference in air pressure. An infrared camera can also be used to show differences in temperature throughout the house and where improvements can be made. Common improvements include weather stripping, adding insulation, and making upgrades to

windows and doors. Heat gain and heat loss through windows are responsible for 25%–30% of residential heating and cooling energy use, so upgrading or replacing a few windows in your home could make a big difference in your comfort and power bill. Energy-Efficient Appliances When it comes to appliances, look for the ENERGY STAR label. These appliances are designed to use less energy while still delivering top-notch performance. From refrigerators to dishwashers to washing machines, choosing energy-efficient models can significantly reduce your energy bills. A new ENERGY STAR certified dishwasher uses less than half of the energy used when washing dishes by hand, and it saves more than 8,000 gallons of water each year. A standard-sized ENERGY STAR certified dishwasher costs about $35 per year to run and can save you an average of 3,870 gallons of water over its lifetime. Thankfully, there are tax credits available through the Inflation Reduction Act (IRA) to make the switch to energy-efficient appliances.*
LED Lighting & Smart Thermostats Switching to LED light bulbs is one of the most straightforward (and cost-effective) upgrades you can make. LEDs use at least 75% less energy than traditional incandescent bulbs and last 25 times longer. A simple swap can drastically reduce your home’s electricity usage. Another easy way to make your home more energy-efficient is by installing a smart thermostat. These devices learn your schedule and adjust the temperature accordingly ensuring you’re not heating or cooling an empty home. Some even let you control the temperature remotely, giving you complete control over your energy use. Solar Panels If you’re looking to take your energy savings to the next level, consider installing solar panels. Solar energy harnesses the power of the sun to generate electricity, reducing your reliance on the grid and cutting down on your utility bills. Plus, there are incentives available to help offset the installation costs, such as a 30% federal tax credit on the total cost of installing solar panels and battery storage.*

Home Orientation The way your home is oriented on the lot can have a huge impact on its energy efficiency. Ideally, homes should face south (in the Northern Hemisphere) to take advantage of natural sunlight, which helps with passive heating in the winter. By considering the home’s placement and window design, you can significantly reduce heating and cooling costs. Designing your home to be southern facing also makes it easier to incorporate rooftop solar in the future.
Roof Type Not all roofs are created equal when it comes to energy efficiency. Light-colored or “cool” roofs, for example, reflect more sunlight and absorb less heat than traditional roofs, helping to keep your home cooler in the summer. For new builds, choosing a roof that enhances your home’s energy performance can make a noticeable difference in energy costs. Insulation Proper insulation is essential to keep your home comfortable year-round. It helps maintain a steady temperature inside, reducing the need for excess heating and cooling. Be sure to insulate your attic, walls, floors, and even your windows. The more insulation you have, the less energy you’ll need to regulate your home’s temperature. Electrification
Switching from gas-powered appliances (such as gas stoves, water heaters, and furnaces) to electric alternatives is commonly referred to as “electrification” and is becoming increasingly popular. Electric options generally release less carbon into the atmosphere, and can be powered by renewable energy sources like solar, making them a cleaner and more sustainable choice for homeowners. According to the U.S. Department of Energy (DOE), heat pumps can reduce electricity use by about 65% compared to resistance heating like baseboard heaters. There are also numerous federal tax credits and rebates available for energy-efficiency and electrification projects. This rewarding project allowed Progress Street Builders to design and build a home for a young professional family returning to the New River Valley. The family envisioned a home that accommodated their growing needs, was near their family, while also blending seamlessly with its challenging topography. The result was a beautiful home perfectly tailored to the family’s vision, blending style and functionality. From its welcoming modern farmhouse design to its seamless integration into the lot’s natural terrain, the house achieved their goals for a dream home close to loved ones.

A special moment for this project was when one homeowner wanted to create a thoughtful surprise for the family. They requested a “smart” shower valve connected to Alexa, which allows the shower to be prepped and ready after long days in the healthcare field. This personalized touch added a heartfelt element to the project, showcasing how design can go beyond aesthetics and enhance everyday life.

What began as a simple basement addition transformed into a one of-a-kind modern industrial lounge, bringing a client’s vision to life with creativity and craftsmanship. Initially imagined as a bar-ready basement space, the project evolved into a concealed speakeasy-inspired retreat that’s as functional as it is unique. The transformation was
set in motion by the installation of a two-part door system, hidden behind a custom-built pottery shelf. This concealed entry adds a sense of mystery, revealing a dramatic 300-square-foot lounge featuring a wet bar, custom-built shelving, metallic epoxy flooring, and trimless finishes. Adding to the charm, the attached bathroom includes a freestanding wine barrel sink, a sleek black ceramic toilet, and a motion-activated urinal. These elements perfectly complement the room’s modern industrial theme.

To improve accessibility, a hidden ramp was integrated into the landscaping, offering step-free access from the driveway to the front door. This preserved the traditional front stoop and maintained the home’s elegant street view.
To remain in their beloved home as they aged, these homeowners needed thoughtful modifications to address two key challenges: the lack of a main-level master suite and steps at every entrance. The design focuses on natural elements that blend seamlessly with the surrounding landscape, offering both beauty and function. The project faced challenges, including steep grades and limited space, but these were overcome with creative solutions. Natural stone elements play a central role in the design, with a flagstone pool deck, retaining wall, and stone steps that harmonize with the area’s natural features. These stone features not only add visual interest but also help manage the landscape’s challenging grade, creating smooth transitions across the backyard. A standout feature of the retreat is the custom waterfall cascading into the pool. The sound of falling water enhances the atmosphere, offering a peaceful, natural melody that echoes the beauty of the river below. Whether in the daylight or evening, when the soft glow of outdoor lighting illuminates the space, the waterfall becomes the focal point, contributing to the overall tranquility of the area. Outdoor lighting was carefully placed to enhance key features and create a warm, inviting ambiance once the sun sets. This subtle yet

Carter Bank is honored to win the 2024 Associate of the Year Award, a recognition of its dedication to integrity, community service, and support for the building industry. “It is wonderful to have been recognized by our fellow members,” Jason Hardy, Commercial Market Executive with Carter Bank, shares. At its core, Carter Bank operates with honesty, ensuring that its customers, shareholders, and associates can trust its consistent, transparent service. “We believe our value lies in the success of our customers, the strength of our communities, and the trust of those we serve,” Hardy explains. Community involvement is a key part of Carter Bank’s mission. With around 60 associates in the New River Valley, the bank encourages par ticipation in local organizations like the NRVHBA, United Way, and the Montgomery County Chamber of Commerce. “Our motivation with homebuilders is advocating for citizens’ ability to own homes,” says Har dy. Carter Bank supports homebuyers, builders, and developers, helping to address affordable housing challenges in the region. Since joining the NRVHBA in 2017, Carter Bank has supported commu nity development through loans for homes and land, and by sponsoring events like the LEGO competition. Hardy, a member of the NRVHBA Board of Directors, has been instrumental in leadership roles, including chair of the Membership Committee.
Carter Bank’s commitment to excel lence is evident in the recognition it has received. The bank has been named Best Bank in Southwest Vir ginia by Virginia Living Magazine for three years and received Busi ness of the Year honors from the Montgomery County Chamber of Commerce. “The best compliments we receive are from our customers and peers,” Hardy says.
